Tenant Representation

With over 30-years of success in the real estate business, Jim Pappas Commercial Real Estate has the experience and expertise in providing comprehensive Exclusive Tenant Representation for companies seeking to relocate to a new property or renegotiate their current lease. Companies wanting to obtain the most advantageous transaction will benefit from a commercial broker that has represented numerous local, regional and national firms with this process.

1.) Current Lease

Obtain a copy of the client’s current lease agreement which will assist Broker in understanding the current lease obligations including timing, lease holdover provisions, and options.

2.) Needs Analysis

Complete analysis to determine specific space parameters such as size, location, and space characteristics. Develop client’s guidelines for site selection.

3.) Site Selection

Complete market survey to identify properties that meet client’s criteria based on Needs Analysis. Prepare spreadsheet of available property, pre-inspect selected spaces, and review with client to determine what competing locations will be inspected.

4.) Development of RFP (Request for Proposal)

Work with client to develop specific RFP guidelines including specific space requirements and timing.

5.) Request for Proposal

Based on inspections, the collection of detailed information, and comparing competing locations, a ”short-list” of properties will be identified for the RFP process.

6.) Occupancy Cost Analysis

Compare and analyze competing lease proposals.

7.) Final Negotiation

Negotiate final lease terms and conditions to provide the client with the most advantageous transaction.

8.) Build-out and Completion of Space

Assist the client and their space planner (if necessary) to assure that all Landlord work is completed accurately and in a timely manner.
