Jim and Karen received their NYS real estate licenses in 1986 and began selling investment properties around the Park Avenue / University Avenue (and other areas of Rochester). Shortly thereafter, Jim received his Broker’s license and started the CCIM educational program. In 1991, he received the CCIM Designation and concentrated on selling and leasing commercial and industrial properties. Since that time, he has completed hundreds of transactions working with local, regional and Fortune 500 companies. In 2007, Jim received his real estate license in South Carolina and has completed 1031 tax deferred exchange transactions, purchasing and selling vacation properties on Hilton Head Island and Bluffton. The final chapter (to date) was when Jimmy joined the company in 2016. Jimmy has been a great addition bringing new ideas and energy to the company.

Represented buyer in the purchase of this 165,000 square foot building on 31.5 acres on land. The property, which sold for $4.3 million, was anchor tenanted by Xerox Corporation. Today the complex is occupied by UR Medicine, Brighton Health Center.

Sold former American Heart Association building at the corner of Elmwood Ave and Mt. Hope Blvd. across from Strong Memorial Hospital. Purchaser developed property for CVS Pharmacy.
1996

Worked with Rochester based developer in acquiring sites for Rite Aid. Completed transactions in Rochester, Medina, Honeoye Falls, Perry, Irondequoit, Pittsford, Danville and Greece.
1997

Negotiate the sale of the former Travelers Motel in Brighton for development of a CVS Pharmacy.

1998

Sold – 68,000 square foot former Eber Bros. Wine & Liquor property located on Monroe Avenue across from Wegmans. Sale price of $2.2 million. The Property was developed for Petco and Rite Aid. Since that time, the Rite Aid has been converted to Next Door Bar & Grill.

Acted as consultant / tenant representative for Preferred Care in the renegotiation of their 70,000 square foot office space. Lease valued at $10.6 million.

Site Selection / Buyer-Tenant Representative for Rochester based group in opening multiple Perkins Restaurants. The first location was on Jefferson Road in Henrietta. Additional locations were opened in Penfield, Greece, Gates, Hamburg, Amherst and Niagara Falls.

Represented Expeditors International of Washington, Inc. with the acquisition / leasing of their Rochester corporate offices in Linden Oaks Office Park, Pittsford, NY.

Represented Schwan’s Home Service, Inc., one of the country’s largest branded frozen food companies, in locating the site of their new distribution center. Schwan’s invested $2.3 million to build a new 15,000 SF facility in Rochester.
